What "unlimited certificates" means

It is the most common phrase in this market and the least consistent. Three questions sort it out.

Unlimited to create, or unlimited to issue?

Some free tiers let you fill a certificate in and then watermark the PDF or lock the export until you subscribe. A certificate you cannot send to the landlord is not a certificate. Ask what the plan lets you export.

Is the AI part of it?

"Unlimited certificates" rarely means unlimited AI. Board scans and tester-screen reads are often sold as tokens or credits on top of the plan. Tradecert lists 250 AI tokens a month with extra tokens at 2p2. iCertifi sells tokens at about 3p per circuit scanned7.

Unlimited per business, or per user?

An unlimited plan that charges per head is not flat. Check whether the price covers your mate on the van, your apprentice and the office.

What it means in Certio. Pro has no cap on the EICRs, EICs, Minor Works certificates or PAT records you create, issue or store, and no per-certificate fee. PDFs are branded as yours with no watermark on any paid plan. The AI is included in the plan; Starter has a small monthly allowance for board scans and tester-screen reads, Pro does not have that cap.

Four things that push the bill above the headline price

Per-user fees

The most expensive line on most quotes. Tradecert lists £7 per additional user on top of £18 a month2. Extra EasyCert licences are £59.95 each8. iCertifi Cloud Pro sells Team 5 at £699 and Team 10 at £1,099.99 a year3. Certio's price is per business: on Pro you add workers without adding to the bill.

VAT

A price quoted ex VAT is 20% higher than it looks: £18 a month becomes £21.60. Some suppliers quote inc VAT, some ex, and some don't say. Certio Software Ltd is not VAT registered, so there is no VAT to add and £4.99 or £9.99 is what leaves your account. If you are VAT registered yourself, note the flip side: there is no VAT on our invoice for you to reclaim.

Watermarked or locked PDFs

Free tiers often gate the output rather than the input. Tradecert says a subscription is needed to download PDFs without watermarks2. iCertifi's trial mode needs a subscription to send, save, print or export a certificate9. Budget for the paid tier from day one.

AI tokens, credits and annual renewals

Board scans priced per circuit add up over a year of EICRs. So do support renewals on one-off licences: EasyCert's Customer Care is £49.95 a year per licence after the first 12 months6. Add a year's worth before you compare.

What the £4.99 and £9.99 don't buy

Cheap is only worth knowing about if you also know what is missing.

Four certificate types, not fifteen

EICR, EIC, Minor Works and PAT. No EV charger, solar PV, fire alarm or emergency lighting certificates yet. If you issue those, you will need a second app or a different one.

No PAT barcode labels

Certio produces PAT testing records, but there are no printed barcode labels or barcode look-ups.

App stores still catching up

The Android app is a direct download while the Google Play listing is in testing. The iPhone app is in App Store review, so iPhone users are on TestFlight or the web portal until it is approved. The web portal works in any browser today.

Questions about price

What is the cheapest electrical certificate software in the UK?
On monthly price, Certio Starter at £4.99 a month is the cheapest we know of, and Certio Pro is £9.99 a month with unlimited certificates. Neither has VAT to add, because Certio Software Ltd is not VAT registered. Cheapest is not the same as best value: the apps don't include the same certificates, so check what is in the plan. EasyCert is a one-off Windows licence rather than a subscription, so it costs more in year one and less a year after that if you keep paying the annual support renewal.
Do I have to pay VAT on top of Certio's price?
No. Certio Software Ltd is not VAT registered, so there is no VAT to add. £4.99 a month for Starter and £9.99 for Pro are the amounts that leave your account. This matters when you compare: a plan advertised at £18 a month ex VAT is £21.60 a month once 20% VAT is added. The flip side, if you are VAT registered yourself, is that there is no VAT on our invoice for you to reclaim.
What does "unlimited certificates" actually mean?
In Certio it means Pro has no cap on how many EICRs, EICs, Minor Works certificates or PAT records you create, issue or store, and no per-certificate fee. It does not mean unlimited AI. Starter has a small monthly allowance for board scans and tester-screen reads. Elsewhere, check three things: whether the limit is on creating or on exporting a certificate, whether the AI board scan is charged separately as tokens or credits, and whether the number of users is capped.
Is there free electrical certificate software?
There are free tiers, but they usually stop at the PDF. Tradecert lists a free plan with no card details and says a subscription is needed to download PDFs without watermarks2. iCertifi is free to use in trial mode, with a subscription needed to send, save, print or export certificates9. EasyCert has a free evaluation download for Windows10. A watermarked or unexportable certificate is no use to a landlord or a letting agent, so treat free tiers as a way to try the app rather than a way to run a business. Checked on 12 September 2026.
Does Certio charge per user?
No. Certio's prices are per business, per month. On Pro you can add workers to your account, with the money side hidden from them, and the price stays £9.99 a month. Per-user pricing is common elsewhere: Tradecert lists £7 per additional user on top of its £18 a month plan2, and extra EasyCert licences are £59.95 each8. Checked on 12 September 2026.
Is a card needed for the free trial?
Yes. Every plan starts with 7 days free and you add a card at sign-up, but nothing is charged for 7 days. Cancel before day 8 and you pay nothing. Payments are handled by Stripe, so your card details never sit with us.
Is there a contract or a minimum term?
No. Certio is monthly with no contract, no notice period and no exit fee. You cancel from Billing in the app or the web portal and keep the plan until the end of the month you have paid for.
